About the Role
We have an exciting opportunity for an experienced and customer-focused leader to join IRT as Area Manager – Retirement Villages (Southern NSW) on a 12-month secondment.
Reporting to the Head of Operations – Home Care and Retirement Living, you will provide leadership across a portfolio of Retirement Villages throughout Southern NSW, ensuring operational excellence, regulatory compliance, financial sustainability, proactive sales pipeline management and exceptional resident experiences.
A key focus of the role will be building strong relationships with residents, resident committees, internal stakeholders, and external partners, while acting as an escalation point for complex matters and championing continuous improvement across the portfolio with accountability for sales targets and providing inputs to sales strategies to drive strong yield and occupancy outcomes for the business.
This role will play a key part in supporting the release of new villas at IRT St Georges Basin and IRT Dalmeny, alongside the opening of new and refurbished Community Rooms at both sites.

This role offers the opportunity to make a meaningful impact across multiple communities, leading teams through change, driving service excellence, and supporting residents to live their best lives.
Regular travel across the Southern NSW region will be required, with access to a shared pool vehicle available.
To Be Successful You Will Have
- Tertiary qualifications in Business, Retirement Living, Hospitality/Hotel Services Management, Property, or a related discipline; or substantial experience in a senior management role.
- Demonstrated experience in a similar leadership position.
- Proven ability to lead, develop, and inspire high-performing teams.
- Experience managing a sales pipeline and delivering strategic initiatives to ensure strong community engagement, visibility, and presence.
- Demonstrated experience implementing and driving effective sales processes to achieve and maintain consistently high village occupancy.Strong conflict resolution, negotiation, and communication skills, with the ability to manage complex and escalated matters.
- Well-developed financial management skills, including budgeting, planning, and reporting.
- Extensive experience in customer-focused roles, delivering exceptional service outcomes.
- Proven ability to build, influence, and maintain effective stakeholder relationships.
- A genuine commitment to supporting older people through a person-centred approach.
- Experience leading teams in diverse environments and successfully managing organisational change.
- Sound understanding of regulatory and compliance requirements within a Retirement Living environment.
- Real estate sales or property management experience (highly desirable).
- A current and valid driver's licence.
- Willingness and ability to travel regularly between IRT Retirement Villages.
